Landlord Electrical Inspection Condition Report

Electrical Inspection Condition Reports are very important to landlords and letting agents. By law you need to ensure that you have taken precautions to prevent the risk of fire, personal injury and even death. To ensure that you have complied with safety regulations it is recommended that you carry out a periodic test inspection of your electrical system, and provide copies of the report to your tenants.

Visual Inspections

Why do you need a visual inspection?
It is important to carry out regular Formal Visual Inspections on properties and installations especially rented properties as many alterations and DIY can go on which will affect the wiring installation.

Many people are under the opinion that Visual Inspections are not needed, but many buildings can change owners on a regular basis. It is therefore important to make sure the previous owner did not subject the electrical installation to any misuse or attempt any electrical DIY that does not comply to current wiring and safety regulations.

A Formal Visual Inspection is carried out to identify any defects, damage and wear and tear of the electrical installation. Visual Inspections are ideal as an interim between Electrical Inspection Condition reports to find any damage or deterioration that may cause a potential hazard in properties like rented homes.

Portable Appliance Testing (PAT)

PAT or Portable Appliance Testing is necessary for compliance to safety regulations for landlords, public places, offices and workplaces. All our PAT services are competitively priced and include:

  • Fixed rates for domestic properties
  • Discounted rates for customers that require over 50 appliances to be tested
  • Special rates for customers that require over 250 appliances to be tested

All our electricians are City & Guilds 2377 (In Service Inspection & Testing) qualified.

Each appliance we test will have a PASS/FAIL label attached to it and you will receive a full schedule & certificate of items tested.
